-LICENSURE REQUIREMENTS-

The requirements shown here are general requirements. Appraisers and potential appraisers are urged to check The Appraisal Foundations web site at www.appraisalfoundation.org under the Appraiser Qualification Board area for the latest, detailed information.  

TRAINEE APPRAISER– 75 hours of classroom time, no experience requirements.

STATE LICENSED APPRAISER –150 hours of classroom time, the first 75 required for trainee are part of the 150 hours. The additional 75 hours must be  classes specified by the appraiser Qualifications Board. There is also a requirement for a minimum of 2,000 hours of appraisal related experience obtained in no fewer than 12 months.

CERTIFIED RESIDENTIAL APPRAISER – 200 hours of classroom time, the first 75 required for trainee ( or State Licensed Appraiser some years ago) are part of the 200 hours. The additional hours are in classes specified by the Appraiser Qualification Board of the Appraisal Foundation. There is also a requirement for a two-year college degree, or seven specific three-hour college level courses can be substituted for the degree. There is also a requirement for a minimum of 2,500 hours of appraisal related experience obtained in no less than 24 months.

CERTIFIED GENERAL APPRAISER – 300 hours of classroom time, the first 75 required for trainee (or State Licensed Appraiser some years ago) are part of the 300 hours. There is also a requirement for a four-year college degree, or ten specific three-hour college level courses can be substituted for the degree.  The additional hours are in classes specified by the Appraiser Qualification Board of the Appraisal Foundation. There is also a requirement for a minimum of 3,000 hours of appraisal related experience, including a minimum of 1,500 non-residential, obtained in no less than 30 months.

All license levels are required to obtain 42 hours of continuing education in the three years that covers their license period. Classes can be used for both license upgrade and continuing education, if they are approved for both. Once you renew your license after the three-year license period, your continuing education hours start over at zero; continuing education must be taken within the license period. Upgrade hours continue past the license renewal, however.
